Purposes of buying real estate in Transnistria.

Each person has his own motives when going to buy properties abroad, however, these motives can be united into several main ones: for permanent residence, spending vacations or holidays, for the purpose of additional income by renting out, as well as for temporary residence during studies at a foreign educational institution. In some cases, the purchase of real estate abroad serves as the basis for obtaining a temporary residence permit, permanent residence and citizenship in a certain country.
Foreigners wishing to buy real estate in Transnistria are guided by approximately the same motives.

Legal provisions concerning the acquisition of real estate in Transnistria.

The Law on the legal status of foreign citizens and stateless persons in the Pridnestrovian Moldavian Republic states that foreign citizens enjoy rights and bear obligations equally with citizens of Transnistria, except for cases provided for by legislative acts.
To a greater extent, restrictions on rights concern political rights and directly, the right to elect and be elected to state authorities, as well as to participate in a referendum. Thus, foreign citizens have the legal right to acquire real estate in private ownership on the territory of Transnistria.
The procedure for conducting a transaction and registering a purchase and sale agreement is quite simple and is regulated by the Law on State Registration of Rights to Real Estate and Transactions with Them.

Documents required for purchasing real estate in Transnistria.

To complete a real estate purchase and sale transaction, the buyer only needs identity documents that allow legal stay in the territory of Transnistria, as well as funds for the purchase. The seller, in turn, must provide a passport, documents proving ownership of the property, technical passports, an extract on the absence of encumbrances on the property, documents on the absence of debts for utilities, taxes, etc.

Real estate and right of residence in Transnistria.

According to the Law on the Legal Status of Foreign Citizens and Stateless Persons, a foreign citizen has the right to temporarily reside in the territory of the Pridnestrovian Moldavian Republic on the basis of a temporary residence permit if he is the owner of residential premises located in the territory of Transnistria, or a family member of the owner of such residential premises.
According to the Law on Citizenship of the Pridnestrovian Moldavian Republic, foreign citizens or stateless persons who have reached the age of 18 and have legal capacity have the right to apply for citizenship on legal grounds, provided that they have resided in the territory of Transnistria from the date of receiving a residence permit until the date of applying for citizenship for 1 year continuously.
All of the above means that a foreigner who has purchased housing in Transnistria can obtain a residence permit and, if desired, after one year of residence, have the right to obtain citizenship of Transnistria.

Note: In this article, the word “Transnistria” is used to better understand for readers what region is being discussed, since in many public sources, including Wikipedia, it is used to refer to the Pridnestrovian Moldavian Republic. However, on the territory of the Pridnestrovian Moldavian Republic itself, the use of the name “Transnistria”, as well as its derivatives, is absolutely unacceptable.
